What rights do I acquire?

You acquire exclusive long-term usage rights to your villa under a registered leasehold structure, with an initial term of 30 years and an option to extend for a further 30 years.

Do I need to set up an Indonesian company?

No. The leasehold rights can be registered directly to the buyer; establishing a PT PMA is not required.

How long do my usage rights last?

The initial lease term is 30 years, with an option to extend for a further 30 years, allowing for up to 60 years of usage rights.

Can I use the villa myself?

Yes. Personal use is part of the ANANTA concept, allowing you to combine your investment with time in your own villa. The specific terms of personal stays are set out in the applicable rental management agreement.

Who manages the villa while I’m away?

Ananta Villas takes care of the villa’s day-to-day operation, including guest services, rental management, housekeeping and ongoing property care.

What return can I expect?

Rental performance depends on occupancy, achieved nightly rates and operating costs. Ananta Villas actively manages pricing and occupancy throughout the year, with projected returns based on the resort’s operating model and current market assumptions.

What services are available during my stay?

Owners and guests can benefit from services designed to make every stay effortless, including airport transfers, private driver arrangements, curated island experiences and personal concierge support.

What is the payment schedule?

The payment schedule is structured as 30% on signing, 40% upon completion of the structural shell, 25% upon completion of the villa and 5% on handover. A full cash payment receives a 5% discount.

Are taxes and legal fees included in the price?

Yes. The purchase price includes the 10% Indonesian transfer tax and 1% notary fee, so these are not added separately at acquisition.

Is the purchase price fixed in USD?

Yes. The purchase price is denominated in USD, and the developer bears the USD–IDR conversion risk associated with Indonesian construction costs.

Can I sell or transfer my villas rights?

Yes. Your leasehold usage rights can be transferred to a new buyer, subject to the operator’s prior consent, which may not be unreasonably withheld. The new buyer assumes the existing rights and obligations. The rights also pass to your legal heirs.
